Home - Renaissance Man

I just had the most delightful day this past month helping a client get his dream home in Iowa Hill, CA which is about 11 miles east of the I-80 Colfax exit out in the middle of nowhere. There are about 87 homes in Iowa Hill and the population is around 170 people.

Leonard is quite the Renaissance Man. Although he works in the Sacramento Area, he also has several other businesses on the side. He is an expert pottery maker, and an expert maker of high end, custom fleece wear - tops and bottoms with multiple pockets for skiers, backpackers, kayakers (for wear under dry suits), hikers, and outdoors people in general. He is a real life Magyver in that he loves to repair automobiles, and anything mechanical.

Iowa Hill is an old gold mining town, located on Iowa Hill Road about 15 miles east of the North fork of the American River. The entire town is off the grid. There is no public electricity, no phones (except cell phones), no natural gas (only propane), no sewers, and no public water supply. Everyone uses solar or generators, has a well or springs, and has a septic system, including this property. They use satellite dishes for TV reception and for high speed internet connections.

The house is a 2 bedroom, 1 bath, 982 square foot home, with a detached garage/workshop/bar located on 5 acres that is completely surrounded (with the exception of the Placer County road) by BLM (Bureau of Land Management) National Forest land that sold for $290,000! On top of that, most of the tools, four generators, and other equipment stayed with the house. The sellers lived here for the past 18 years and are retiring, downsizing, and just did not want the hassle of trying to get rid of everything!

The house was built in 1973 but is in immaculate condition. The well produces 60 GPM and the entire property only requires 12 gallons of gasoline to power the generators each week.

If my client had not found it on my website, and if I had happened to stumble over it, I would have tried to make a strong case with my wife for us to buy it ourselves! It was really a great deal for my client, especially with the secluded location and everything that was included!

As a overview, I was on floor duty at our Coldwell Banker office, when Leonard called in on another property. We hit it off right away, talking about white water kayaking and canoeing as this is a common interest for both of us. I e-mailed him some listings and he called me on a Wednesday afternoon at 5:00 P.M. after finding this property on my website: http://calhomenet.com. Then, 27 hours later, we not only toured the property, but wrote up the contract, had it accepted, and had a fully ratified contract back in our hands by 8:00 P.M. on Thursday!
